Focus on these 4 things when shopping for a home in Atlanta

Little PSA that when buying a home in the Atlanta area, there are things you need to pay attention to and things you need to ignore. When you know which is which, you’ll end up with a home you love and no regrets or surprises.

Today, I’m going to break it down for you. And don’t worry—if we work together (and I hope we do!), I’ll be there to remind you every step of the way. 

Pay attention to:

  1. Location, neighborhood, and distance from your work, schools, etc. Even if you don’t have school-aged children, the quality of the assigned schools helps your home value.

  2. Your budget + cost of improvements.

  3. Your non-negotiables list. This is different for everyone.

  4. Condition of major systems like HVAC and roof (Average roof replacement cost for a 2,000 sq. ft. home is $7,211 in 2022). These are least fun things to spend money on!

Ignore things like:

  • Seller’s style and decor

  • Clutter and disorganization

  • Poor landscaping or junky yard

  • Rooms used for odd purposes 

All of these can be changed easily. They can be distracting, but try your best to look past them, because your perfect Atlanta home could be right there in front of you.
